Soft Washing

Low pressure and eco-friendly cleaning solutions for stucco, roofs and siding, lifting mold, algae and mildew without blasting the surface. Free written quote first.

Chapter 01

Green on the stucco, dark on the roof

The streaks on a stucco wall, the dark bands across a tile roof and the green film on a north-facing fence are mold, algae and mildew. They live in the surface, and they come back fastest on shaded sides and under eaves.

A pressure wand is the wrong tool for any of it. Stucco is porous, tile and shingles can crack or lose their granules, and forced water can find its way behind siding. That is why the same crew that blasts oil off a driveway washes these surfaces differently.

Low pressure, a cleaning solution and a patient rinse

Soft washing flips the usual method. The crew applies an eco-friendly cleaning solution at low pressure, lets it work on the growth, and then rinses the surface gently so the organic stains lift away instead of being driven in. Nothing is sanded, scoured or forced.

It covers tile, shingle and flat roofs, stucco and painted surfaces, vinyl and wood siding, outdoor furniture and decks, and screens, awnings and pergolas. Josh quotes each one in person or from a photo, so send a picture of the wall or roof to (619) 887-4442 and he can tell you what he sees.

A single-story house wash is commonly guided at $250 to $500. The written quote tells you the actual figure.

Chapter 03

A clean line, contained runoff, and what to expect after

On a good soft wash you can see the line where the growth stopped and the clean surface began. Customers have said the house looks so much better afterwards, and that the price came in lower than other companies they spoke with.

Roof and wall runoff is handled the way all of the crew's wash water is: drains covered, water held in by berms and sandbags, and recovered and disposed of at approved sites under the County of San Diego best management practices. The environmental compliance page lays out the steps.

Growth returns slowly on sunny walls and quickly in shade, so ask Josh when your north side is worth a repeat visit. He washes in South Park, Golden Hill, North Park, Hillcrest, Point Loma and Poway, and across San Diego County.
